Investing finances into housing is for most people in their life one of the volume largest investment and therefore it is important to rethink these individual financial steps properly, to ensure the continued ability to repay obligations and without unwanted load additional charges. With the rising market values of real estate is also rising popularity of invest in housing. Some problemes are reducing real wages, although the average wage increase in annual comparison, and so it is for most people the biggest problem ever to get a mortgage loan. More of young people haven't confident their job, they are temporary employment or their wages are to low a this people represent a high risk for banks to become insolvent and it is really hard to get a mortgage loan for young people. This master´s thesis is modelling some finances very usefully, effective and reaching the proceeds from the purchase of real estate.

New building projects make changes in infrastructure and it is the reason of changing some of the characteristics of pricing building plots. For example: transport accessibility and connection to utilities. Side-effect of large-scale residential development is rising the price of land by speculation, because the expensive new buildings are creating places of "Good address". New construction pushing the boundaries of built-up area and in anticipation of further construction will begin trading at higher prices. The aim is to provide a method of determining of new construction on market value of nearby building sites. The project will be primarily focused on building sites as defined by law. Determination of the impact will be made by a comparative method. As comparative examples will be used traded, valued or offered real estates in locations with some new housing constructions (e.g. cadaster Bystrc, Komín, Sadova). The result of the work will be usable for real estate valuation: 1. Methodology for correction of index of variations to effects of new construction. 2. Methodology for correction of index of variations to speculative component of price.

A partial task is valuation of selected apartments using different valuation methods. The solution task were used the price regulation methods – cost method and comparative method and market valuation methods – yield method and the direct comparison method of valuation, which is estimated market value. Finally the thesis contain a recapitulation of prices and analysis of detected differences.

Le droit international économique a pour fonction la réglementation des flux économiques internationaux. Ce dernier émane de la volonté déjà ancienne des nations d’instaurer, dans l’économie mondiale, un ensemble de règles à même de structurer leurs rapports. À la faveur de ces dernières les échanges marchands, les investissements, la circulation des capitaux ont donc progressivement étaient des faits, des réalités économiques saisies dans des qualifications juridiques. Or, l’une des difficultés majeures, qui alimente ces controverses, tient à la relation du droit international économique avec d’autres branches du droit, également appelées à structurer juridiquement le marché. Dans la mise en œuvre de sesnormes, le droit international économique est en effet appelé à rentrer en contact avec de nombreuses branches du droit. Il est toutefois remarquable que dans l’ensemble, celles-ci n’occupent pas un rôle comparable. Si certains ensembles de règles apparaissent primordiaux, en vue d’assurer le fonctionnement d’une économique mondialisée, d’autres entretiennent des rapports plus distendus. Pour les besoins de notre recherche, il convient donc de cerner la nature des liens qui existent entre le droit du travail et le droit international économique. Si la connexité de ces deux branches a induit le développement des clauses sociales, elle n’a pas eu pour conséquence, à l’heure actuelle, une réelle modification du droit international économique. À défaut, certaines des caractéristiques irréductibles du droit du travail continuent à limiter la fécondité de leurs rapports. Pour autant, l’existence de cette connexité permet d’envisager, pour l’avenir, un approfondissement des relations entre ces deux branches par des voies jusqu’ici inexploitées. Loin d’être chimérique, l’avènement de synergies nouvelles entre le droit international et le droit du travail apparaît envisageable à la lueur de la réception juridique qu’a connue le concept de développement durable. Une modification profonde des rapports entre ces deux branches du droit se donne déjà à voir et pourrait se poursuivre. L’explication de l’influence déterminante du concept peut être recherchées dans son positionnement au regard des activités économiques transnationales. Ce dernier se projette en effet sur les répercussions et plus uniquement le développement de l’économie. Se faisant, le développement durable se présente comme une voie alternative pour penser et évaluer la croissance. Au regard de l’apport du droit international économique à l’application du droit du travail, ce changement de perspective est déterminant. Il conduit eneffet à voir dans le premier un outil de diffusion du second. Cette relation se déduit en effet de l’interdépendance des piliers qui fondent le concept de développement durable. L’imbrication du pilier social et économique invite à n’envisager la croissance économique qu’à la condition qu’elle puisse, entre autres, satisfaire à une durabilité sociale impliquant le respect du droit du travail. L’existence de cette synergie est d’ailleurs signalée par l’adoption, au nom du développement durable, de nouvelles clauses sociales.Le développement durable augure également l’évolution vers une prise en compte accrue du droit du travail au vu d’une autre de ses particularités, son positionnement dans le champ juridique. Il ressort en effet des propositions de la doctrine autant que d’interprétations issues d’organes contentieux internationaux que le développement durable est susceptible d’assurer un rôle de matrice conceptuelle. À ce titre, il est en capacité et pourrait à l’avenir conduire à interpréter le droit international économique en prenant également en compte le respect du droit du travail précisément au regard de sa contribution à la recherche de durabilité. / The function of international economic law is to regulate international economic flows. The latter stems from the long-standing will of nations to establish, in the global economy, a set of rules capable of structuring their relations. As a result of the latter, trade, investment and capital movements were gradually becoming facts, economic realities captured in legalqualifications. However, one of the major difficulties, which fuels these controversies, lies in the relationship of international economic law with other branches of law, which are also called upon to structure the market legally. In the implementation of its norms, international economic law is indeed called upon to come into contact with many branches of law. However, it is remarkable that, overall, they do not play a comparable role. While some sets of rules appear essential to ensure the functioning of a globalised economy, others maintain more relaxed relations. For the purposes of our research, it is therefore necessary to identify the nature of the links that exist between labour law and international economic law. While the connection of these two branches has led to the development of social clauses, it has not, at present, led to any real change in international economic law. Failing this, some of the irreducible characteristics of labour law continue to limit the fertility of their relationships. For all that, the existence of this connection makes it possible to envisage, for the future, a deepening of relations between these two branches by hitherto unexploited ways. Far from being a pipe dream, the emergence of new synergies between international law and labour law seems conceivable in the light of the legal reception of the concept of sustainable development. A profound change in the relationship between these two branches of law is already apparent and could continue. The explanation of the decisive influence of the concept can be sought in its positioning with regard to transnational economic activities. The latter projects itself on the repercussions and not only on the development of the economy. In doing so, sustainable development presents itself as an alternative way to think and evaluate growth.With regard to the contribution of international economic law to the application of labour law, this change of perspective is decisive. It leads us to see the former as a tool for disseminating the latter. This relationship can be deduced from the interdependence of the pillars that underpin the concept of sustainable development. The interweaving of the social andeconomic pillar calls for economic growth to be considered only on condition that it can, among other things, satisfy social sustainability implying respect for labour law. The existence of this synergy is also indicated by the adoption, in the name of sustainable development, of new social clauses.Sustainable development also augurs well for the evolution towards greater consideration of labour law in view of another of its particularities, its position in the legal field. Indeed, it emerges from the proposals of the doctrine as much as from interpretations coming from international contentious bodies that sustainable development is likely to ensure a role ofconceptual matrix. As such, it is capable and could in the future lead to interpret international economic law by also taking into account the respect of labour law precisely with regard to it contribution to the search for sustainability.

Which Factors Explain Stock Returns on the Shanghai Stock Exchange Market? : A Panel Data Analysis of a Young Stock Market

This paper studies factors that influence the stock return on the Shanghai Stock Exchange (SSE) market. To achieve this goal, a stock-fixed effects model is estimated using a panel data sample comprising 100 companies listed on the SSE market during the 72-month period from January 2002 to December 2007. I find that number of trades and book-to-market value in both up and down markets have a significant and positive impact on stock returns during the studied period, whereas stock returns were negatively affected by systematic risk in both up and down markets although less so in up markets. Price to earnings ratio did not show any significant effect on stock returns on the SSE. My overall results indicate that SSE did not satisfy the efficient market hypothesis 1 during the studied period from January 2002 to December 2007.

The value of real estate is a fundamental part of the economy as it is used both as a collateral for loans as well as a key basis for a company’s annual reports. Today there are more than three million real estates in Sweden, and the market value of these can not be directly observed but have to rather be based on estimates. Thus, it is critical to attain reliable assessment and hire appraisers before making an investment decision or finalising an annual report. However, depending on the purpose and context of a valuation, the client may posses incentives to influence the outcome of the valuation in some direction. Such impact on the valuation of an asset is referred to as “client pressure,” and may come in various forms; expert pressure, information pressure and reward pressure. Does this have a real impact on market values? According to previous scholarly research, both domestic and international, client pressure is an observable phenomenon but its outcome is difficult to accurately assess. The purpose of this thesis is to provide evidence that supports the existence of client pressure within the commercial real estate market in Stockholm, and to establish a framework that may better understand the outcomes that such skewed valuations may lead to. In order to conduct this study, the authors have carried out a number of personal interviews with authorised appraisals, as well as further research into what can be done to prevent client pressure. The results of this study supports the notion that client pressure, primarily that of expert pressure, can be observed in the commercial real estate market in Stockholm. Moreover, what has been accentuated by the interviewed appraisals though is that such pressures do not affect the valuation outcome and that the discussion may actually provide a more accurate valuation as long as the appraisal manages to stay objective. However, several of the appraisals pointed out that they knew of others that have allowed themselves to be influenced. In order to counteract client pressure an authorization has been established by the organization Samhällsbyggarna - a development which has received great support by a large group of appraisals. Ultimately, the research in this study concludes that the best way to counteract client pressure is through knowledge, and our findings lead to the belief that experienced appraisals are willing to help less experienced ones if they are exposed to client pressure. / Värdet på fastigheter är en samhällsangelägenhet och gäller som bland annat säkerhet för lån och underlag för bolags årsresultat. I Sverige finns drygt tre miljoner fastigheter och marknadsvärdet på dessa är ingenting som kan observeras, bara bedömas. Därför har man behov av tillförlitliga bedömningar och anlitar värderingsmän inför såväl investeringsbeslut som årsredovisningar. Vad det bedömda värdet på fastigheten ska användas till kan ge incitament för kunden till att vilja påverka det åt något håll. Beroende på olika egenskaper hos kunden kan försök till att påverka värdet yttra sig i olika former utav press; expertpress, informationspress samt belöningspress. Kan det påverka bedömningen av marknadsvärdet? Pressen finns enligt tidigare forskning, det har undersökts både nationellt och internationellt, men konsekvenserna är svåra att avgöra. Studien i den här uppsatsen har fokuserats på att undersöka om press finns på Stockholmsmarknaden för kommersiella fastigheter och i vilken form den i så fall förekommer. För att ta reda på resultaten har ett antal intervjuer gjorts med aktiva värderare och det har också undersökts vad man i så fall gör för att motverka pressen. Det som kunnat konstateras är att kundpress finns och främst i form av expertpress. Värderarna menar dock att det inte påverkar deras egna bedömningar och att det till och med i vissa fall kan vara nyttigt att få en diskussion med kunden om de använda värdena så länge man fortsatt är objektiv. Flertalet har dock meddelat att de vet om fall där en värderare låtit sig påverkas. För att motverka kundpress finns auktorisering från organisationen Samhällsbyggarna och en stor del av värderarna tycker att det är ett bra stöd. Man motverkar även press med kunskap, erfarna värderare kan gå in och hjälpa de mer oerfarna med argument om man blir utsatt för press.

Detta påverkar också företagen. Allt större krav från omvärlden att som företag verka hållbart föreligger, samtidigt som förekomsten av företagsskandaler successivt ökar. Hur företag bör förebygga och agera vid företagsskandaler kopplade till hållbarhet är därför en essentiell fråga. Syftet med denna studie är att undersöka om miljökontroverser påverkar företags marknadsvärde genom att svara på om företagens marknadsvärde påverkas negativt. Studien undersöker också om företagens synlighet har en inverkan på en eventuell effekt mellan marknadsvärde och miljökontroverser.    Metod: Studiens metod bygger på en positivistisk forskningsfilosofi med en hypotetisk-deduktiv forskningsansats. Studien karaktäriseras av en kvantitativ metod med en longitudinell design då studiens data sträcker sig mellan åren 2010–2020. Sekundärdata är insamlad från databasen Refinitiv Eikon och omfattar 133 publika företag. Data har därefter behandlats i SPSS.   Resultat & slutsats: Studiens resultat visar ett överraskande signifikant positivt samband mellan miljökontroverser och företags marknadsvärde. Resultatet tyder också på att detta samband påverkas av graden synlighet i företaget. Resultaten indikerar i och med detta att all publicitet är god publicitet gällande miljökontroverser sett ur ett marknadsvärdesperspektiv.   Examensarbetets bidrag: Studien bidrar till att fylla ett forskningsgap inom området företagskontroverser och dess finansiella påverkan på företag då marknadsvärde i förhållande till miljöskandaler inte tidigare studerats. Studien bidrar också till en ökad kunskap om hur företags förebyggande hållbarhetsarbete påverkar den finansiella prestationen och således medför insikter till företagare i det fortsatta hållbarhetsarbetet. How companies should prevent and act in corporate scandals linked to sustainability is therefore an essential issue. The purpose of this study is to investigate whether environmental controversies affect companies' market value by answering whether companies' market value is negatively affected. The study also examines whether companies' visibility has an impact on a possible effect between market value and environmental controversies.   Method: The study method is based on a positivistic research philosophy with a hypothetical-deductive research approach. The study is characterized by a quantitative method with a longitudinal design as the study data extend between the years 2010–2020. Secondary data is collected from the Refinitiv Eikon database and comprises 133 public companies. Data were then processed in SPSS.   Result & Conclusions: The results of the study show a surprisingly significant positive relationship between environmental controversies and companies' market value. The results also indicate that this relationship is affected by the degree of visibility the company has. The results thus indicate that all publicity is good publicity regarding environmental controversies from a market value perspective.   Contribution of the thesis: The study contributes to fill a research gap in the area of corporate controversies and its financial impact on companies since market value in relation to environmental scandals has not been studied before. The study also contributes to an increased knowledge of how companies' preventive sustainability work affects financial performance and thus brings insights to entrepreneurs in the continued sustainability work. Finally, the study contributes practically to stakeholders who have an interest in companies' sustainability performance and its financial impact on the company.   Suggestions for future research: Interesting guidelines for further research in the subject consist of the social and governance ESG dimensions.
