Deta examensarbete undersöker slitaget i Växjöbostäders studentlägenheter genom att genomföra en enkätundersökning och att göra ekonomiska bedömningar av material för ytskikt. De ekonomiska bedömningarna görs med hjälp av livscykelanalys (LCC) och de material som analyserades var golv, väggbeklädnad och bänkskiva. Examensarbetet undersöker också andra faktorer som kan påverka slitage.

Ett väggfäst möbelsystem som riktar sig till mindre boenden med en stramare budget, som uppmuntrar till flexibilitet och personanpassning.

This report examines what students prioritize and value in student housing. The content of the report can be used as a basis for designing new student housing to better match students' wishes, while the production of student housing can be made more cost effective. This report examines which functions of a home that students prioritize and value, and which functions students may consider sharing with others. Additionally, the report studies whether the designing of student housing needs to be differentiated to better suit different groups of students. The examination has been conducted primarily with an internet-based survey that 839 Swedish students responded to. There after an interview study was conducted with selected students representing different groups of students. The work has been carried out in cooperation with the Swedish real estate company Rikshem AB. An interview study was also conducted with other parties who are involved in and has influencing over the design of student housing. This was done in order for the proposals presented in the report to be useful to all involved, be feasible and contribute to a more cost-effective construction of student housing. As a background to the report lies the current housing shortage and the economical difficulty in getting new construction projects with student housing to be profitable. At the same time, there are dissatisfaction among many students over the student housing units that exist because of its lack of functionality and over high rents in new housing. The result of the study shows that students primarily prioritize the so-called “buddy-apartment” with two students sharing a common area, bathroom and kitchen. Secondly, students prioritize a student apartment where they alone have all the functions in the apartment. The result of the work also shows that students primarily prioritize larger social areas, having their own balconies and dishwashers in their homes. However, the former is not economically realistic to put into practice. Students do not prioritize having a washing machine in the apartment, larger workplace or additional storage. Finally, recommendations are submitted for the design of new student housing projects, and it is noted that the differences between different groups of students do not require new housing types than those otherwise mentioned in the report. / Rapporten handlar om vilka funktioner studenter prioriterar och värdesätter i studentbostäder. Innehållet i rapporten kan användas som underlag vidprojektering av nya studentbostäder. Det för att studentbostäder ska stämma överens bättre med studenters önskemål samtidigt som produktionen av studentbostäder kan bli mer kostnadseffektiv. Rapporten undersöker vilka funktioner i en bostad som studenter prioriterar och värdesätter och under vilka förutsättningar studenter kan tänka sig att dela funktioner med andra. Dessutom undersöks om studentbostadsbyggandet behöver differentieras för att bättre passa olika grupper av studenter. Undersökningen har genomförts främst meden enkätstudie där 839 svenska studenter svarade på en internetbaserad enkät. Därefter genomfördes en intervjustudie med utvalda studenter som representerade olika grupper. Arbetet har genomförts i samarbete med fastighetsbolaget Rikshem AB. Vidare genomfördes en intervjustudie med andra aktörer som är med och påverkar utformningen av studentbostäder. Det gjordes för att förslagen som presenteras i rapporten ska gagna alla involverade parter, vara realistiska och genomförbara samt bidra till ett mer kostnadseffektivt byggande av studentbostäder. Som bakgrund till rapporten ligger den rådande bostadsbristen och svårigheten att få nybyggnadsprojekt med studentbostäder att gå ihop ekonomiskt. Samtidigt så finns det ett missnöje bland många studenter över de studentbostäder som finns, dels över bristande funktion och dels över höga hyror i nyproduktion. Resultatet av arbetet visar att den boendeform som studenter prioriterar högst är en så kallad kompislägenhet där två studenter delar gemensamma utrymmen, badrum och kök. I andra hand prioriterar studenterna en studentlägenhet där en student ensamt har alla funktion i bostaden. Resultatet av arbetet visar även att studenter främst prioriterar större sociala ytor, egen balkong och diskmaskin i bostaden. Dock är det förstnämnda inte ekonomisk realistiskt att införa i praktiken. Studenter prioriterar inte att ha tvättmaskin i lägenheten, större arbetsplats eller förvaring. Slutligen lämnas rekommendationer för utformningen av studentbostäder och det konstateras att de skillnader som finns mellan olika grupper av studenter inte kräver några nya boendetyper än de som i övrigt tas upp i rapporten.

Bostadsbristen för unga växer i takt med att fler byggherrar avstår från att bygga små lägenheter, då rådande lagar gör det svårt att på ett gynnsamt sätt producera kostnads- och yteffektiva bostäder. Bostäder har i dag krav på sig från kommuner och beställare att uppfylla svensk standard. Däri har handikapporganisationer drivit fram tillgänglighetskrav som medför att alla nyproducerade bostäder är tillgänglighetsanpassade. Genom att ifrågasätta svensk funktionshinderspolitik i samband med bostadsbyggande har detta examensarbete som mål att hitta lösningar för att öka nyproduktionen av små bostäder. Granskningen resulterade i ett förslag till en ny standard för ungdoms- och studentbostäder vilken underlättar vid projektering av mindre enskilda bostadslägenheter. / The housing shortage for young people is growing as more developers refrain from building small houses since current laws make it difficult to favorably produce space-efficient buildings. Buildings must, as requirements from municipalities and clients, achieve the Swedish Standard. A standard where disability organizations have driven the availability requirements that entail that all new buildings are adapted for accessibility. By questioning the Swedish disability policy related to the building trade this thesis aims to find solutions to increase the new constructions of small apartments. The result became a proposal to a new standard for youths and students apartments, simplifying the planning of small apartments.
