[pt] A avaliação de oportunidades de investimentos é sem duvida um tema de grande interesse, pois é o modo pela qual as firmas norteiam suas decisões de investimento ao avaliar que este ou aquele projeto cria ou não valor para esta firma. A teoria de avaliação de investimentos produtivos inicia seu caminho partindo do Valor Presente Líquido (VPL) e vai se ramificando ao longo se sua literatura, percorrendo sempre o objetivo de incorporar a incerteza nos modelos. O estágio atual desta caminhada é a avaliação por opções reais, e tudo que a antecede passou a ser chamado de teoria clássica. Mas muitos problemas enfrentados nas abordagens encontradas na literatura de avaliação de opções reais são antigos. Em função da analogia com as opções financeiras, a metodologia proposta para avaliação das opções reais originaram dos modelos de apreçamento de opções financeiras. Mas esta extensão metodológica é em si problemática, pois os ativos ditos reais e os ativos financeiros guardam entre si importantes diferenças como: risco privado, completude dos mercados, diferenças de liquidez, reversibilidade e uma profunda diferença entre os níveis de assimetria de informação. Estas diferenças comprometem a significância dos resultados finais desta avaliação, pois violam algumas hipóteses que estão por de trás da teoria de apreçamento de opções financeiras, além de não incorporar a parcela de risco privado na avaliação, apenas risco de mercado. Outras abordagens para avaliação de opções reais surgiram para tentar resolver o problema da incompletude dos mercados, mas também retornam a outros problemas já discutidos na teoria clássica como, por exemplo, a dificuldade da escolha da taxa de desconto e a subjetividade da estimativa de um fluxo de caixa equivalente certo. Apesar de ter criado um novo paradigma na concepção de valor dos projetos de investimento, a literatura da teoria de opções reais é ainda divergente quanto aos métodos de avaliação. Este trabalho tem como objetivo discutir as dificuldades práticas de se avaliar/ quantificar as opções de um ativo real que se dá tanto pela inadequação dos métodos de apreçamento próprios para derivativos financeiros, quanto pela subjetividade que se incorre com a utilização de métodos alternativos. / [en] The valuation of investment opportunities is undoubtedly a topic of great interest as it is the manner by which firms guide their investment decisions and assess whether this or that project creates or not value. The valuation theory of productive investments starts its way on the Net Present Value Rule (NPV) and branches along its literature, pursuing always the goal of incorporating the uncertainty into the models. The current stage of this path is the valuation of real options, and so everything that precedes it is now called classical theory. Nevertheless, many problems in the approaches found in literature for assessing real options are old. As the analogy with financial options is common, the proposed methodology for pricing real options bases itself in the financial options models. But this methodological extension is in itself problematic, as the so-called real assets and financial assets retain important differences between themselves such as private risk, completeness of markets, differences in liquidity, reversibility and a dramatic difference in the levels of information asymmetry. These differences undermine the significance of the valuation’s final results, as they violate some of the assumptions behind the pricing theory of financial options. As well as that, only the market component of risk is considered in the assessment, leaving private risk unattended. Other approaches for pricing real options have emerged in order to tackle the problem of market incompleteness, but are not able to prevent other issues already discussed in the classical theory, such as the difficulty in choosing the discount rate and the subjectivity of the certainty equivalent cash flow estimation. Despite having created a new standard in the understanding of what does the value of an investment project represent, real options literature is still uneasy with regards to valuation methods. The aim of this dissertation is to discuss the practical difficulties in the valuation/ quantification of the options present in a real asset. These are given both by the inadequacy in the methods that were designed specifically for financial derivatives, and by the subjectivity that is incurred when one makes use of alternative methods.

consider possible uncertainties related to investment
decisions. In this scenario,
Real Options Theory applies option`s concept to real
assets, aiming to add the
value of managerial flexibility to traditional Valuation
techniques. The evaluation
for Real Options is considered complex due to the
difficulty of modeling
uncertainties and flexibilities, beyond the need to have
complete markets. This
work aims to add the managerial flexibility to Valuation
by binomial lattice and
decision tree techniques, with risk neutral probabilities,
in a discrete time
approach to evaluation for Real Options. Using dynamic
programming to apply
this method, which is computationally intense, but simple
and intuitive. The
practical application consists in valuing an option to
expand and to abandon faced
by an IT company.

[pt] No modelo de Pesquisa e Desenvolvimento (P&D) para o setor farmacêutico,
considerando a proteção da patente, Schwartz fez uma contribuição muito importante
para a precificação do valor de uma empresa. Alem de considerar a possibilidade dos
eventos catastróficos, o autor aplicou uma ferramenta simples, mas ao mesmo tempo
bastante poderosa, até então não utilizada pela literatura para tal fim (denominada
Mínimos Quadrados de Monte Carlo). Na última etapa do seu modelo (período pós
patente), o autor aproxima o processo por um valor constante (obtido por meio de uma
estimativa), acreditando que o mercado absolverá imediatamente a tecnologia e, com isto,
a simplificação não alterará significativamente o resultado final.Contudo, com o avanço
da globalização e o desenvolvimento dos meios de comunicação, o mercado tem-se
tornado cada vez mais dinâmico e competitivo. Uma vez que as táticas clássicas já se
tornaram acessíveis a todos (e. g. produção em escala ou corte dos custos), elas não são
mais suficientes para manter a lucratividade de uma empresa. Diversos estudiosos e
instituições renomadas (como por exemplo, BNDES) observaram que, para sobreviverem
a isso, as empresas precisam suplantar a concorrência, através de um conjunto de
capacitações denominadas bens intangíveis, o que na maioria das ocasiões é uma
operação bastante complexa. Devido a essas evidencias a absorção de uma nova
tecnologia não necessariamente é uma atividade imediata (contrariando as suposições de
Schwartz). Com o intuito de uma melhor descrição da realidade, esta dissertação propõe
um aperfeiçoamento matemático (não mais aproximando a etapa pós-patente) e
algorítmico do modelo de Schwartz. O modelo foi criado a partir de um conjunto de
conceitos da Microeconomia, Opções Reais e das Métricas de Avaliação do BNDES,
previamente desenvolvido com o auxílio da equipe do BNDES. Os resultados obtidos na
simulação do exemplo teórico, a qual foi analisada uma empresa de TI que pretende
desenvolver uma nova tecnologia, não apresentaram nenhuma incoerência, indicando,
desta forma, nenhum erro sob a ótica matemática ou algorítmica e confirmando, ao
mesmo tempo, a importância dos ativos intangíveis, que, por sua vez, propiciaram
maiores ganhos, antes desprezados. / [en] In the model of Research and Development (R & D) for the pharmaceutical
industry, considering patent protection, Schwartz made an important contribution to the
valuation of a company. Besides considering the possibility of catastrophic events, the
author applied a simple tool, but at the same time very powerful, hitherto not used in the
literature for this purpose (called Least Squares Monte Carlo). In the last stage of its type
(post patent), the author approaches the process with a constant value (obtained via an
estimate), believing that the market immediately absolve the technology and, thus, the
simplification does not significantly change the outcome final. Canted, with the advance
of globalization and the media, the market has become increasingly dynamic and
competitive. Since the classic tactics have become accessible to all (egg scale production
or cut costs), they are no longer sufficient to maintain the profitability of a company.
Several renowned scholars and institutions (such as BNDES) observed that, to survive
this, companies must overcome competition through a set of skills called intangibles,
which in most cases is a complex operation. Because of these evidences the absorption of
new technology is not necessarily an immediate activity (contrary to the assumptions of
Schwartz). Aiming at a better description of reality, this study proposes a mathematical
processing (no longer approaching the post-patent) and the algorithmic model of
Schwartz. The model was created from a set of concepts of microeconomics, Real
Options and Metrics Assessment of BNDES, previously developed with the assistance of
staff from BNDES. The simulation results of the theoretical example, which was
considered an IT company that aims to develop a new technology, did not show any
inconsistency, indicating thus no error in the mathematical or algorithmic perspective and
confirming at the same time, importance of intangible assets, which, in turn, lead to the
greatest earnings before slighted.

[pt] O projeto do Trem de Alta Velocidade Rio-Campinas (TAV) está previsto
para ser licitado em 2010 como uma concessão com 40 anos de prazo. O projeto
tem um investimento total estimado em R$34,6 bilhões, dos quais R$7 bilhões
serão provenientes de capital próprio. Entretanto, por se tratar de uma ferrovia
pioneira, o projeto apresenta elevada incerteza quanto ao seu tráfego futuro, o que
pode comprometer a sua viabilidade econômica e desestimular a participação do
investidor privado. Apesar do VPL do projeto para o acionista ser positivo em
R$49 milhões, estima-se que há uma probabilidade de 50,8% do mesmo ser
negativo, o que representa um risco significativo para o investidor privado. Uma
forma de aumentar a atratividade do projeto é o uso de uma garantia
governamental de tráfego mínimo, estabelecendo um piso de demanda para cada
ano de acordo com um percentual da demanda projetada dentro do arcabouço
jurídico de uma Parceria Público Privada (PPP). Neste trabalho é aplicada a
metodologia de Opções Reais para valorar o projeto assumindo uma garantia
governamental. Mostra-se que a incorporação de uma garantia de 60% da
demanda reduz o risco de perda do investidor de 50,8% para 33,2%, contribuindo
para a viabilidade econômica e financeira do TAV, e que níveis mais elevados de
garantia têm impacto maior e também custo maior para o governo. / [en] The high speed rail between Rio de Janeiro and Campinas will be auctioned
in 2010 as a concession for a 40 year period. The project has an estimated total
investment of R$34.6bi, of which R$7bi consists of private equity. However,
being a greenfield railway, the project presents high uncertainty regarding future
traffic, possibly compromising its economic feasibility and discouraging the
private sector’s participation. Although the NPV of the project for the stakeholder
is a positive R$49mi, it is estimated that there is a 50.8% probability of it being
negative, which represents a significant risk for the private investor. One way to
increase the project’s attractiveness is through minimum revenue government
guarantees, where a demand floor for each year is established according to a
percentage of projected demand within the legal framework of a Public-Private
Partnership (PPP). This dissertation applies Real Options Theory to value the
project assuming such government guarantee. It is shown that a 60% guarantee
reduces the risk of investor loss from 50.8% to 33.2%, contributing to the
economic and financial feasibility of the project. Furthermore, increasing levels of
guarantees have a higher impact on risk and also imply higher costs for the
government.

complementar os conceitos de Estratégia Empresarial e Finanças, mais
especificamente da Teoria de Opções Reais, uma moderna teoria de análise de
investimentos sob incerteza. Nas empresas vem coexistindo dois sistemas para a
alocação de recursos: o planejamento estratégico e a orçamentação de capital, em
geral, o primeiro define as iniciativas estratégicas e o segundo faz a verificação de
viabilidade econômico-financeira destas iniciativas. Entretanto, muitas vezes a
intuição vai contra as análises financeiras tradicionais. Além disso, a
complexidade da tomada de decisão estratégica em um ambiente de incerteza vem
crescendo em função do acelerado dinamismo do mercado e da infinidade de
oportunidades que aparecem em um mundo altamente globalizado e conectado.
Portanto, a união dos conceitos atualmente dispersos nestes dois sistemas é de
fundamental importância para a deliberação e execução de estratégias consistentes
e lucrativas. A Teoria de Opções Reais, cujas características se aproximam mais
da realidade estratégica por considerar as flexibilidades gerenciais e não ter a

complementarily the concepts of Corporate Strategy and Finance, specifically the
Theory of Real Options, a modern theory of investment analysis under
uncertainty. In corporate practice are co-existing two systems for resource
allocation, strategic planning and capital budgeting. Usually the first defines the
strategic initiatives and the second checks the economic viability of these
initiatives. However, intuition often goes against the traditional financial analysis.
Moreover, the complexity of strategic decision making in an uncertain
environment is growing rapidly as a function of market dynamics and the myriad
of opportunities that appear in a highly globalized and connected world.
Therefore, the union of these two concepts currently dispersed in these systems is
of fundamental importance for the deliberation and execution of consistent and
profitable strategies. Real Options Theory, whose characteristics are closer to
reality by considering the strategic and managerial flexibility and not having the
passive approach of traditional tools, then appears as a response to this need for
approximation. In this context, this dissertation seeks to analyze the contribution
of this theory to business strategy and build a model that combines these two
fields of study and directs the practice of planning and execution of strategic
investments.

[pt] O objetivo desta dissertação é demonstrar que mesmo em ambientes em que a decisão do individuo não segue a racionalidade, podemos obter uma estratégia ótima. Com o auxilio do equilíbrio evolucionariamente estável (ESS), conseguimos analisar casos diferentes da literatura usual de teoria dos jogos em que mesmo com escolhas sem racionalidade, encontramos a melhor estratégia, para tal usaremos a metodologia do jogo de opções, união entre a teoria dos jogos e a metodologia de opções reais, juntamente com o conceito de equilíbrio evolucionariamente estável (ESS). Isso é demonstrado através da modelagem de um mercado duopolista assimétrico, sujeito a incertezas. Neste trabalho as firmas são diferentes, existe um duopólio assimétrico. Aqui as empresas são não homogêneas porque uma empresa tem custo operacional mais baixo do que a outra para o mesmo investimento. Isto significa que uma empresa tem vantagem competitiva sobre a rival. Os resultados do modelo mostram que, dependendo do tipo de estratégia assumida pela empresa, é possível que a empresa de baixo custo se torne líder como na literatura usual e em alguns casos encontramos que diferente da expectativa usual é possível que a empresa de alto custo venha a se tornar líder e demonstra que a premissa de racionalidade não é necessária para a escolha inicial da empresa utilizando o conceito de ESS para definir o equilíbrio assim como foi feito no trabalho de Xiao e Yu (2006). / [en] The objective of this dissertation is show that even in environments where the decision of the individual not follow rationality, we can get a optimal strategy. with the help of evolutionarily stable strategy, we analyze different cases of the usual literature on game theory that even with choices without rationality, we find the best strategy, for that we will use the option game methodology, which is the union between gaming theory methodology and option game methodology, with the concept of evolutionarily stable strategy (ESS). This is demonstrated through modeling of a duopolistic market, with uncertainties, in this dissertation firms are different. Here companies has no-Homogeneous cost because a company has lower operating costs than the other for the same investment. This means that a company has competitive advantage over rival. The model results show that, depending on the strategy assumed by the company it is possible that the low-cost company to become leader as usual in the literature and in some cases also shows that is possible to the high cost company to become leader and demonstrates that the premise of rationality are not necessary for choosing initial strategy, the company can find equilibrium using the concept of ESS to set the balance as was done in the paper of Xiao and YU (2006).

[pt] Com o crescimento da participação da indústria tecnológica
na economia
global durante a última década, a avaliação de
investimentos em tecnologia de
informação, ou TI, vem merecendo cada vez mais atenção por
profissionais e
estudiosos de finanças. No entanto, devido às
características dinâmicas e incertas
dos projetos de TI, as ferramentas tradicionais de
orçamentação de capital não são
adequadas para avaliar este tipo de investimento. Por
outro lado, a aplicação do
método das opções reais permite uma forma de se
quantificar a geração de valor
em investimentos com características semelhantes aos
investimentos em TI. Este
estudo visa justamente aplicar a teoria das opções reais
na avaliação de
investimentos em tecnologia da informação. Para isso,
relacionam-se dois dos
principais modelos de avaliação de investimentos em
tecnologia da informação,
baseados em opções reais. Os modelos adotados levam em
conta as incertezas nos
custos e nos benefícios do projeto, além da possibilidade
da ocorrência de um
evento catastrófico, que proporcionaria o fim do projeto.
No presente trabalho,
avalia-se a decisão de investimento tanto para projetos de

of the economy
during the last decade, the valuation of information
technology (IT) investments
has recently been receiving more and more attention.
However, due to the
dynamic and uncertain features of IT projects, traditional
capital budgeting
techniques do not apply to this type of investment. On the
other hand, putting in
practice real option valuation enables quantification of
the value generated by
investments with similar characteristics of IT
investments. This study does just
that, by applying the real options theory to value
information technology
investments. In order to achieve this, a couple of models
based on real options and
applied to IT investment valuation were considered. The
approach takes into
account uncertainty in costs and benefits to be generated,
as well as the possible
occurrence of catastrophic events, which could put an end
to the project. In the
current work, the model presented can be used to value
resource and development
projects as well as IT acquisition and development
projects. Special attention has
been given to the numerical solution of the models, where
numerical methods
based on Monte Carlo simulation were first analyzed and
then used to solve the
examples.

americano, no entanto sua avaliação continua sendo uma
tarefa bastante difícil, constituindo-se numa das áreas
mais desafiadoras no campo de derivativos financeiros,
particularmente quando existem vários fatores afetando o
preço da opção. Isso ocorre basicamente porque os métodos
de árvores binomiais e diferenças finitas tornam-se
impraticáveis na avaliação de opções com mais de três
fatores de incerteza. No presente trabalho, faz-se um
estudo prévio dos modelos de precificação tradicionais,
para posteriormente nos estendermos a modelos mais
flexíveis desenvolvidos recentemente baseados em simulações
de Monte Carlo e Quase-Monte Carlo, até então considerados

american style, however its valuation goes on being a very
hard job, constituting themselves in one of the most
challenging areas in the financial derivative field,
particularly when there are several factors affecting the
price of the option. It happens basically because the
binominal trees and finite differences methods become
impracticable in the valuation of options with more than
three factors of uncertainty. In this work we are doing a
previous study of the traditional methods of american
option valuation for later extending this study to more
flexible and newly developed models based on simulations of
Monte Carlo and Quase-Monte Carlo, which up to the present
have been considered inapplicable in the valuation
of the american style options. In this sense we intend to
prove the applicability and versatility of the models based
on simulation in the valuation of traditional and complex
american options. Our analysis is, above all based on the
illustration of practical examples giving special emphasis
to the computational implementation and accuracy of the
methods.

making process is
the determination of potential investments feasibility and
priority. Worldwide the
most accepted method for evaluating a project is the
Discounted Cash Flow
(DCF), where the value of the project is given by the Net
Present Value (NPV).
However, the DCF does not reflect the value of managerial
action, which
maximizes results, assuming implicitly that the firm
manages its real assets
(projects) passively. Therefore, this method is too limited
to deal with
uncertainties and flexibilities and often leads to wrong
decisions. Considered by
many respected authors as a new paradigm in investment
valuation, the Real
Options Theory is viewed as a complement to standard DCF
analysis which
bridges the gap between strategic intuition and analytical
rigor. This work aims
not only to introduce some of the many flexibilities that
exist in real estate
development projects, but also to show how to evaluate
projects in a simple and
intuitive manner suitable for the investment decisions that
developers face day by
day. The Real Options approach provides the understanding
of the flexibilities
and uncertainties inherent to the project development
process, assisting in
contract making with third parties, as well as providing
precious insights about
businesses and strategic investments, insights that are
more important than ever
given the rapid pace of economic change.

[pt] Com as transformações ocorridas nos processos produtivos, as
grandes corporações passaram a usar suas forças para tentar
minimizar
os problemas sociais em diversas áreas, e com isso, suprir
a carência
deixada pelo estado, agregando assim, estrategicamente,
valor à
empresa por meio do investimento social. Nesse sentido, a
presente
dissertação tem por finalidade sugerir a utilização da
ferramenta
financeira de Opções Reais para avaliar a viabilidade de
tal investimento
corporativo. Para tanto, foi desenvolvido um modelo com
Opções Reais,
pelo qual se torna possível mensurar, em um projeto social
o valor
agregado ao aluno beneficiado por esse projeto, levando em
consideração todas as escolhas do aluno na sua vida
acadêmica e
profissional. Por fim, cabe ressaltar que os resultados
obtidos não
devem ser aceitos como definitivos, e sim como base para
futuros
trabalhos que possam verificar e validar o uso de Opções
Reais para
viabilizar o Investimento Social Corporativo. / [en] With the occurred transformations in the productive
processes, the
great corporations had started to use its forces to try to
minimize the
social problems in diverse areas, and with this, to supply
the lack left by
the State, thus adding, strategically, value to the
corporation by means of
the social investment. In this direction, the present
dissertation has the
purpose to suggest the use of the financial tool of Real
Options to
evaluate the viability of such corporative investment. In
such a way, a
model with Real Options was developed, making it possible
to measure,
in a social project, the value aggregatedto the student
sponsored by this
project, taking into account all the choices to be made by
him during his
whole academic and professinal life. Finally, it fits to
stand out that the
obtained results do not have to be accepted as definitive,
but rather as a
base for future works that can verify and validate the use
of Real Options
in the valuation of Corporative Social Investment.
