Demand for office space in the vicinity of a newly established commercial space / Efterfrågan på kontorslokaler i närområdet av en nyetablerad handelsplats

The locations surrounding is a primary factor for office tenants when chosing space. What makes the location attractive, however, depends on a number of factors for instance the  office tenants' individual preferences. This thesis aims to Explain  how an area and it’s surrounding office buildings are affected by the establishment of a new commercial space. Futhermore, we have more closely studied Mood Stockholm which is one of the newest and most exciting commercial spaces in Stockholm. The area around Mood Stockholm was previously forgotten and lacked movement of people. Even though the property is located in Stockholm CBD which generally has a high demand and market rents, the property’s vicinity was not that attractive. The results of this study shows that the commercial space has brought life into the area by bringing an increase of people  and in turn a higher number of urban activities and services. The general street environment has also been improved. It can therefore be concluded that the commercial space has increased the  area's attractiveness.   The results also showed that the establishment of Mood Stockholm has increased the activity and movement in the area. This in turn has created a safer environment in the neighborhood. The establishment of the commercial space has Also  led to a higher demand for office premises in the neighborhood and increased rent levels. It has also been found that the area has gone from a level –B area to a level--‐A area which indicates an increased willingness to pay a higher price for the rented space. The attractiveness of the area, however, has also been affected by other factors where cooperation between property owners in the area have been shown to have a significant impact on the area's development.

Planeringsprocessen av ROT-projekt : En studie angående ekologiskt hållbara ROT-projekt i miljonprogrammen / The planning process of ROT-projects : A study regarding ecologically sustainable ROT-projects in the million programme

Between year 1961 and 1975 were about one million homes produced, which today is called the million programme. These homes are now in a great need of renovation as they contain hazardous substances in the materials, unnecessarily high energy use and they are in critical technical condition. Purpose: of the degree project is to identify how we can become increasingly sustainable in ROT-projects within the million programme areas. The degree projects studies among other things how a renovation will be sustainable, materials and waste impact, about the million programme rebuilding needs and rebuilding needs of low-energy houses in the million programme. The method: The degree project is based on a literature study, a questionnaire study and an interview study. The literature study has been carried out to gain an increased knowledge of how a ROT-project works and facts about the million programme. The survey consisted of questions about what the environmental work looks like in various ROT-projects. Entrepreneurs working on ROT-projects, landlords who manage housing in the million programme and tenants who live in the million programmehave participated in the survey. An interview study has been conducted with various ROT-entrepreneurs and landlords to get an overview of how the work of the million programmehas looked environmentally. The result: The million programme leak large amounts of energy and heat. Older have shown that greenhouse gas emissions and energy use have increased, so the need for renovation is becoming more apparent. Sustainable renovation is needed to reduce the negative environmental impact of greenhouse gas emissions and energy gas. In a construction process does material production have a major impact on the environment. When it comes to material selection and waste management is an important aspect for the environment within a ROT-project. In order to be able to work in an environmentally friendly way, it is necessary to plan in detail about various factors when handling the use of materials. The various factors are inventory, waste sorting, ordering materials in the right dimension, choosing materials with regard to the environment and handling the materials well during the construction process. Conclusion: The million programme homes are energyintesive and require among other things trunk replacement, ventilation replacement, replacement of electrical installations, windows, balconies and facades. In order to renovate the million programme homes good knowledge is required about ay hazardous substances in the materials and what measures are required to make the homes more energy efficient.

Hyresgästers betalningsvilja för smart teknik i kontorslokaler / Tenants’ willingness to pay for smart technology in office premises

I dagens digitala era utvecklas tekniken med en imponerande hastighet och fastighetsmarknaden är inte oberörd. Hyresnivån på kontorslokaler påverkas av attribut inomhuvudkategorierna byggnadsegenskaper, läge och hyresvillkor på kort sikt. Syftet medexamensarbetet är därmed att undersöka mottagligheten och betalningsviljan för smart teknik ikontorslokaler som påverkar byggnadens egenskaper. Fem teman har valts ut somfokusområden: säkerhet och inpassering, beläggningsmätning av kontorslokaler,inomhusklimat, applikationer av bekvämlighetstjänster för anställda samt lokalisering avmedarbetare. Arbetet baseras på två koncept: stöd i tidigare empiriska data samt en explorativundersökning genom att kombinera en kvalitativ och en kvantitativ metod. Den kvalitativametoden genomfördes först genom halvstrukturerade intervjuer med aktörer påkontorsmarknaden, inkluderat hyresgäster. Enkätundersökningen, bestående av denkvantitativa metoden bestod, skickades ut till ett urval av hyresgäster i Stockholmsområdet. Dåhyresgäster med stor sannolikhet saknar tidigare erfarenheter av smart teknik, presenterades deundersökta teknikerna i form av scenariofrågor i både enkät och intervju. Enkätresultatet visarpå en oenighet i respondenternas attityd till scenariofrågan gällande digitala nycklar, vilketsammanfaller med intervjuresultatet. Vidare indikerar enkätresultatet att majoriteten avhyresgästerna är villiga att betala varken mer eller mindre för digitala nycklar i jämförelse meddagens kostnad för det aktuella inpasseringssystemet. Intervjuerna och enkäterna visar enövervägande positiv inställning till beläggningsmätning genom sensorer och reglering avinomhusklimat i realtid. Betalningsviljan för beläggningsmätning är noll eller låg och förinomhusklimatet varken mer eller mindre samt något mer i jämförelse med dagens kostnad.Inställningen till bekvämlighetstjänster visar inte ett entydigt resultat och likaså för tematlokaliseringsverktyg, där majoriteten inte uttrycker någon betalningsvilja. Den första slutsatsenär att intresset för smart teknik finns hos hyresgäster, medan betalningsviljan har generelltresulterat i två huvudsakliga utfall. Ett odefinierat svar eller låg betalningsvilja kan bero påhyresgästens bristande erfarenhet av för- och nackdelar vid användning av smart teknik. I detandra fallet, då ingen betalningsvilja finns, kan det tolkas som att hyresgästen har krav på attsmarta teknik ska ingå i fastighetsägarens ansvar i framtiden. Vidare är den andra slutsatsen attsmart teknik kopplat till beläggningsmätning och inomhusklimat kan potentiellt genererautökade intäkter för fastighetsägaren. Den sista slutsatsen avser mervärden som smart teknikkan tillföra hyresgäster och fastighetsägare. Till exempel, kan hyresgäster få ett mer effektivt lokalutnyttjande medan fastighetsägare kan få konkurrensfördelar och nöjdare kunder. / Technology is advancing to become smarter at an impressive pace and the real estate industryhas not been excluded. The rental premium of an office premise depends on different attributesof the building, the location, and the terms in the lease agreement in the short-term. This thesisaims to examine the acceptance and willingness to pay (WTP) for smart technology, whichimpacts the attributes of the building. Five themes are chosen as the focus: security and access,occupancy level of the office, indoor climate, app of convenience services for employees andlocalization system of employees. The thesis is based on two concepts: existing empiricalresearch and an explorative study by combining the usage of a qualitative and a quantitativemethod. Semi-structured interviews with actors at the office market, including tenants, ischosen as the qualitative method and was conducted firstly. The survey, or the quantitativemethod, was sent to a sample of tenants in the Stockholm area. With the assumption that tenantslack former experience of smart technology, scenario questions were used to present therelevant technology in both the interviews and the surveys. The respondents’ attitudes differedin both the interviews and survey, regarding the scenario question of accessing the officethrough digital keys, the first theme. The survey results indicated that the tenants WTP weremore or less than today for the proposed solution. Both the interviews and survey show anoverall positive attitude against measuring occupancy with sensors and regulating indoorclimate in real time. Regarding the WTP for occupancy measurement, it was either nothing orlow. The WTP for indoor climate was not more nor less or slightly more in comparison to thecost today. The respondents’ attitudes varied in relation to the app for convenience services andlikewise for the localization system, where the majority of the tenants expressed zero WTP.The first conclusion is that the tenants have an interest for smart technology, whereas the WTPresulted in two general cases. Firstly, an undefined answer or low WTP may be due to lack ofexperience regarding the advantages and disadvantages of the smart technology. On the otherhand, no WTP could be interpreted as a future demand from the tenants, where the propertyowner is responsible for smart technology in the premises. The second conclusion is that smarttechnology with regard to measurement of occupancy and indoor climate can potentiallygenerate additional rental income for the property owner. Lastly, the added value which smarttechnology can accomplish for the tenants is, for example, a more efficient usage of the officepremise. Furthermore, property owners can achieve competitive advantages and more contentcustomers.

Flexibla hyresavtal – En växande trend på kontorsmarknaden : Fördelaktigt för fastighetsägare och hyresgäster? / Flexible leases - A growing trend in office markets : Advantageous for property owners and tenants?

Till följd av digitaliseringens framfart förändras företags och medarbetares arbetssätt varpå nya krav ställs på kontors- och hyresavtalsutformningar. De krav som ställs idag kan sammanfattas med ett ord – flexibilitet. Den ökade efterfrågan på flexibla hyresavtal resulterar i en mängd förändringar på fastighetsmarknaden för kontor. Syftet med studien var att få en inblick i fastighetsägares och hyresgästers attityder gentemot flexibla hyresavtal för att kunna avgöra om det är fördelaktigt för parterna att använda sig utav flexibla hyresavtal jämfört med traditionella hyresavtal. Studien använde sig utav en kvalitativ forskningsmetod där semistrukturerade intervjuer genomfördes medfastighetsägare, hyresgäster och branschrepresentanter. Studien visade att fastighetsägare och operatörer av flexibla kontorslokaler redan har börjat innovera nya koncept och produkter för att rätta sig efter kontorsmarknadens utveckling för att kunna tillgodose förändrade behov hos företagare. Trenden visar att antalet flexibla hyresavtal fortsätter att öka och därför bör fastighetsägare ha en affärsstrategi för detta.Den slutsats som kunde dras utifrån denna studie är att flexibla hyresavtal är fördelaktigt förbåda parter men att det krävs lite olika implementeringar för att det ska bli mer fördelaktigtför fastighetsägaren. Fastighetsägare som kan tillhandahålla en flexibel produkt som tarhänsyn till dagens attityder kommer troligtvis befinna sig i en starkare position påkontorsmarknaden på lång sikt. Studien visade att den ökade efterfrågan på flexibilitetgrundar sig i att traditionella hyresavtal inte tar hänsyn till den takt företag förändras idag.Vidare är det hög tid att reformera dagens hyresmodell och lagstiftning så att de passar dagensförändrade samhälle och möjliggör implementeringen av det flexibla hyresavtalet. Ökadflexibilitet i hyresmodellen skulle innebära att fastighetsägare kan bidra till ett mer effektivt resursutnyttjande och samtidigt ta hänsyn till hyresgästernas förändrade behov. / The way employees and companies work are changing. The progress of digitalisation iscreating new demands on the design of office and rental contracts. The tenants now require greater flexibility which has resulted in numerous changes to the real estate market for offices. A study was carried out to investigate the attitudes property owners and tenants have towards flexible leases. The purpose was to determine whether it is advantageous for both parties to use flexible leases compared to traditional leases. The study used a qualitative research method in which semi-structured interviews were conducted with property owners,tenants and representatives in the property industry. The study shows that property owners and operators of flexible office space have already begun to innovate new concepts and products in order to meet the changing needs ofbusiness owners. The trend indicates that the number of flexible leases continues to increase thus property owners should adapt accordingly. Furthermore, the study highlighted that flexible leases can be advantageous to both parties,but further implementations are required to also make it beneficial for the property owner.That being said, the property owners that can provide flexible contracts are likely to be in a stronger position in the long term. The study also suggested that traditional leases do not take into account companies' rate of change which subsequently explains the reason for the increased demand for flexibility. In addition, the current rental model and legislation must be reformed to suit today's changing society to enable the implementation of the flexible lease agreement. Increased flexibility inthe rental model would mean that property owners can contribute to a more efficient use of resources and simultaneously take into account the changing needs tenants' have.
