Previous issue date: 2012-05-29 / O objetivo deste trabalho é revisar os principais aspectos teóricos para a aplicação de Opções Reais em avaliação de projetos de investimento e analisar, sob esta metodologia, um caso real de projeto para investir na construção de uma Planta de Liquefação de gás natural. O estudo do caso real considerou a Opção de Troca de Mercado, ao avaliar a possibilidade de colocação de cargas spot de GNL em diferentes mercados internacionais e a Opção de Troca de Produto, devido à flexibilidade gerencial de não liquefazer o gás natural, deixando de comercializar GNL no mercado internacional e passando a vender gás natural seco no mercado doméstico. Para a valoração das Opções Reais foi verificado, através da série histórica dos preços de gás natural, que o Movimento Geométrico Browniano não é rejeitado e foram utilizadas simulações de Monte Carlo do processo estocástico neutro ao risco dos preços. O valor da Opção de Troca de Mercado fez o projeto estudado mais que dobrar de valor, sendo reduzido com o aumento da correlação dos preços. Por outro lado, o valor da Opção de Troca de Produto é menos relevante, mas também pode atingir valores significativos com o incremento de sua volatilidade. Ao combinar as duas opções simultaneamente, foi verificado que as mesmas não são diretamente aditivas e que o efeito do incremento da correlação dos preços, ao contrário do que ocorre na Opção de Troca de Mercado, é inverso na Opção de Troca de Produto, ou seja, o derivativo aumenta de valor com uma maior correlação, apesar do valor total das opções integradas diminuir. / The main purpose of this paper is to review the theoretical aspects of the Real Options applied to project valuation of investments and to evaluate, under this methodology, a real case of a project for the construction of a LNG Plant. The case considered the Switch-Market Option by evaluating the possibility of selling the LNG at different international spot markets and also contemplated the Switch-Output Option due to the existent flexibility to decide not to liquefy the natural gas and, therefore, stop the trading of LNG at the international market and start to negotiate the selling of dry natural gas at the domestic market. In order to measure the two mentioned Real Options, it was confirmed, by analyzing the historical series of natural gas prices, that the Geometric Brownian Motion could not be rejected and then, Monte Carlo simulations of its risk-neutral stochastic process were performed. The value of the Switch- Market Option allowed the project to more than double its original value, being reduced with the increase of the correlation between the prices. On the other hand, the value of the Switch- Output Option is less relevant, but may also reach significant values considering the increase of its volatility. By analyzing the two options simultaneously, it could be verified that they can not be directly added up and that the outcome in the Switch-Output Option of an increase in the correlation between the prices is the opposite of what happens with the Switch-Market Option, in other words, the derivative increases its value with a higher correlation, despite the decrease in the total value of the integrated options.

opção de parada temporária que uma planta GTL oferece em
cenários econômicos desfavoráveis para mantê-la operando.
Desta forma, o autor considera que a metodologia das
opções reais é a mais indicada para avaliar tal
flexibilidade, sendo assim, o objetivo principal deste
estudo é a análise da opção de parar temporariamente
através da utilização do processo estocástico (Movimento
geométrico Browniano)e a correlação de Cholesky entre cada
input e os outputs da planta. O autor acredita que os
resultados desta dissertação podem auxiliar os gestores que
enxergam flexibilidades em seus projetos a antecipar
prejuízos prolongados em cenários desfavoráveis para manter
uma planta funcionando. / [en] The objective of this dissertation is to capture the value
of the option to temporarily stop that a GTL plant offers in
unfavorable economic scenarios to keep it operating. Thus
the author believes that the methodology of real options is
the best placed to assess such flexibility, and thus the
main objective of this study is the analysis of the option
to temporarily stop using the stochastic process
(geometric Brownian Motion) and the correlation Cholesky
between each input and outputs of the plant. The author
believes that the results of this dissertion can
assist the managers who see flexibilities in its projects to
anticipate damages drawn out in favorable scenes to keep a
plant functioning.

mercado atacadista de compra e venda de eletricidade no Estado de Ohio (EUA) em
dois cenários: (1) alugando o terreno de instalação do parque (prática atual) e (2)
comprando o terreno de instalação visando a operação no mercado agrícola do
milhono intuito de diminuir, pelo mecanismo da diversificação, os riscos da geração
de receita pelo parque eólico, com a flexibilidade de esperar o melhor momento para
investir, o que só irá acontecer nos cenários em que o valor presente dos fluxos de
caixa for igual ou superior ao investimento inicial. Dois horizontes de operação (20 e
30 anos) serão considerados. A avaliação financeira foi baseada na Teoria das
Opções Reais, que permite a consideração das flexibilidades gerenciais no valor do
projeto. Uma importante inovação do trabalho consiste na incorporação de fatores
sazonais nos saltos dos preços da eletricidade no Estado de Ohio, adaptando o
processo estocástico de geração de preços para a realidade do mercado. Além
disso, o presente estudo analisou uma nova possibilidade para os geradores eólicos,
que consiste na compra do terreno de instalação visando a operação no mercado
agrícola do milho. Foram consideradas como incertezas os preços da eletricidade
um dia a frente do mercado atacadista no Estado de Ohio (LMP) e o preço do grão
do milho recebido pelo produtor. Para o LMP, foi adotado o Modelo Geométrico de
Reversão a Média com Saltos de Clewlow, Strickland e Kaminski (2000), com as
devidas modificações sazonais, e para o preço do grão de milho foi utilizado o
Modelo Geométrico de Reversão a Média 1 de Schwartz. Os resultados indicam
que o projeto eólico no primeiro cenárioe em ambos os horizontes de operação não
apresenta viabilidade financeira, sendo exercida a opção de espera por novas
informações. Tal fato pode ser explicado pelo baixo valor do preço da eletricidade no
mercado atacadista e pelo perfil ineficiente de geração da região, além da recente
eliminação do subsídio PTC. Em relação ao segundo cenário, houve apenas um
momento na simulação na qual houve níveis de preços capazes de gerar um projeto
financeiramente viável em ambos os horizontes de operação. Contudo, mesmo a
regra de decisão do segundo cenário apresentando um cenário com valor positivo, a
opção de espera para realizar o investimento se apresenta como a melhor escolha
do investidor, pois a probabilidade de ocorrência de tais níveis de preços são
ínfimas. A comparação entre os dois cenários demonstrou que a incorporação do
terreno pelo investidor é melhor que o aluguel, em ambos os horizontes de operação
e em todos os momentos da simulação. Entretanto, ainda assim, a instalação de
parques eólicos no norte do Estado de Ohio operando no mercado atacadista é
financeiramente inviável, mesmo havendo um incremento na diversificação do
projeto. Tal resultado sinaliza que o setor não está preparado para operar no
mercado atacadista no norte do Estado de Ohio, havendo a necessidade de novos
esforços para que isso ocorra, a despeito do governo americano vir trabalhando para
aumentar a participação das renováveis na matriz energética americana (o principal
programa adotado pelo Estado de Ohio, Renewable Portfolio Standards - RPS,
pretende aumentar a partição das renováveis em 12,5% até o ano de 2024). / In this study we analyze the case of a wind energy generator’s project, which is a
wholesale market participant in the Ohio electricity market in two scenarios: 1) renting
the land of the turbines installation (usual practice), and 2) buying the land in order to
commercialize the corn grain productionshortening the revenue risk by diversification
mechanism. Both scenarios havea flexibility to wait the right moment to invest, in
which it will happen when the present value of the cash flow is greater than the initial
cost of installation. Two horizons of production, 20-years and 30-years, will be
considerate in this study. The financial viability was based on Real Options Theory,
which allows the consideration of managerial flexibility in the project value. An
important innovation of the study consists in the incorporation of a seasonal factor of
the spikes of Ohio electricity prices, adapting the stochastic process of generation
prices to market reality. Also, the study analyzed a new possibility to the wind energy
generator’s projects, in which the investor would buy the land of turbines installation
in order to operate at the corn grain market. The electricity prices at the Ohio
wholesale market, LMP, and the price of corn grain received by the farmers are the
uncertainties considered in this study.The stochastic process to simulate LMP was
the mean-reverting jump diffusion model of Clewlow, Strickland and Kaminski (2000),
with seasonal changes, and the corn price uncertainty, was based on Schwartz 1
Mean Reversion Model. The results indicate that the wind energy generator’s project
at the first scenario and at both production horizons, 20-years and 30-years, does not
present financial viability, in which the flexibility of waiting the right moment to invest
still on. It could be explained by the lower price levels of the electricity wholesale
market, and the inefficient generation profile of the project region. In addition, the
PTC elimination could affect the result. The second scenario provided a slightly
different result. On the second scenario, there was only one moment at the price
simulation, in which there were price levels capable of generating a financially viable
project in both operating horizons. Yet, even the second scenario decision rule
presented a scenario with a positive value, the wait option to carry out the investment
itself is the best choice of the investor, because the likelihood of such price levels are
negligible. The comparison between the two scenarios demonstrated that the
incorporation of land by investor generated a positive value to the project, in which
those results are greater than the first scenario at both production horizons, 20-years
and 30-years, and at all price simulations. Therefore, the present study demonstrated
that the wind energy generator’s project in Northern Ohio operating at the wholesale
electricity market is cost-prohibitive, even with the increasing of diversification.This
result indicates that the wind energy generators are not prepared to just operate at
the wholesale electricity market in Northern Ohio, indicating the sector needs new
efforts to make this a real possibility, despite the US government has been working to
increase the share of renewable energy sources in the US (the main program
adopted by the State of Ohio, renewable Portfolio Standards - RPS, aims to increase
renewable partition by 12.5% by the year 2024).

租賃契約條件對商用不動產租金影響之研究 / The Effect of Contract Terms on the Rents of Commercial Real Estate蔡汶靜, Tsai, Wen Ching Unknown Date (has links)
我國公部門出租不動產時,其租賃契約中之終止條件及續約條件等約定,與私部門間租賃契約頗有落差。而依據不動產估價技術規則第129 條規定:「不動產之租金估計應考慮契約內容、租期長短、使用目的、稅費負擔、租金水準、變遷狀態、租約更新、變更條件及其他相關因素估計之。」表示在訂定租金時需將契約內容及可能影響因素納入考量才符合公帄原則,然公部門租賃契約中之租金訂定是否將此等特殊條件納入考量,仍有待驗證。此部分在過去文獻中較少著墨,有鑑於此,本研究欲探討租賃契約中特殊條件(如單方面停止契約之權利)對租金之影響。
本研究先以特徵價格理論為基礎,建構複迴歸模型探討影響租金之因素,發現賦予出租方可逕為終止契約之權利,對商用不動產租金具有顯著影響;再進一步以二項式評價模式分析因終止契約條件不同,在租賃契約中隱含的實質選擇權價值變化,模擬結果發現租金成長率愈高,選擇權價值愈高;無風險利率愈高,選擇權價值愈低。研究結果符合選擇權理論,除了指出目前公部門資產租賃契約宜考量具特殊條件時租金之公帄性外,亦可提供爾後租約中含特殊條件時之租金定價參考。 / Rent is affected by various factors, including macro-economic, regional, individual and other related factors such as termination or renewal options. Public sectors in Taiwan prefer using template leasing contract for standardization concerns. The template leasing contract includes some terms favorable to lessors, such as termination option for lessors. The study focuses on the term to terminate the contract for lessors, which is especially considered imposing operation risk on tenants.
This study at first employed the multi-regression model to examine factors affecting the rent level. Results show that the rent is significantly affected by the
termination term for lessors besides other individual, regional and macro-economic variables. We further applied the binomial option pricing model to simulate how the
value of leasing contract is affected by the termination options. Results show that the more the rent tends to grow, the higher value the termination term is; and the higher the interest rate, the lower value the termination term is. Results of this study provide precious implications for rent pricing as the contracts are embedded with the termination option.

[pt] O presente trabalho busca estudar o impacto da preempção em jogos de momento ótimo em um oligopólio assimétrico, aplicando-o no mercado brasileiro de latas de alumínio. Uma primeira análise de um mercado monopolista ajuda a compreender a estrutura do modelo e os principais pontos que influenciam o valor da firma. Em seguida, entramos no caso de um oligopólio simétrico. Esta etapa introduz as interações estratégicas e suas consequências nos investimentos das empresas. Nesse momento, é introduzida a noção de preempção e seus efeitos sobre as decisões ótimas a serem tomadas. Entramos, então, no modelo de jogos de opções em um oligopólio assimétrico com preempção, adaptado para o caso com três empresas atuando no mercado, representando a indústria de latas de alumínio no Brasil. Primeiro uma solução analítica é encontrada, seguida por uma aplicação numérica. Um dos principais resultados é que as empresas precisam antecipar seus investimentos quando existe a ameaça de preempção no mercado, o que as impede de investir no momento em que maximizariam seus valores. / [en] This study aims to analyze the impact of preemption in investment-timing games under asymmetric oligopolies. The model developed in the dissertation is, then, applied to the Brazilian aluminum can industry. A first analysis of a monopolist market helps understand the foundations of the model and the key aspects that influence the firm s value. Then, we deal with a case involving competition with symmetric firms, taking into account the strategic interactions and its consequences to the investment-timing. At this point, it is introduced the notion of preemption and its effects on the optimal timing decisions. Finally, we study the oligopoly games under asymmetric cost and preemption for the case with three firms in the market, representing the Brazilian aluminum can industry. First an analytical solution is found, followed by a numerical application. One of the main results is that the presence of rivals lowers the threshold that triggers investment, so investment occurs sooner, preventing firms to invest in the time that would maximize their values.

[pt] Este trabalho apresenta um framework de investimento dinâmico para
carteiras de energia, baseados em opções reais, que visa maximizar o valor,
corrigido pelo risco, do investimento conjunto em projetos de geração de
energia com fontes renováveis. Diferente de outros modelos semelhantes,
várias classes de incerteza são levadas em consideração simultaneamente e
os valores de projeto são calculados por um modelo de otimização híbrido robusto
e estocástico. O framework de investimento é adequado para qualquer
mercado que permita a negociação bilateral, conforme feita no Ambiente de
Contratação Livre, e é construído na visão da empresa de geração, ou comercializadora
de energia, que pretende investir em uma carteira de geração.
Utilizando este framework é possível definir o quanto investir em cada fonte
renovável, quanto vender da carteira de energia e o melhor momento para
investir. Além disso, com essa modelagem é calculado o prêmio do investimento
simultâneo em fontes renováveis complementares. Ele estende os
modelos de decisão estáticos, já abordados na literatura, para um contexto
dinâmico, ou seja, considerando a decisão ótima de investimento no tempo.
Isso é feito utilizando a abordagem numérica desenvolvida por Bastian-Pinto
[9], para descrever cenários de variáveis estocásticas que se comportam como
um processo de reversão à média (típico dos preços de energia). Ao final são
mostrados estudos de caso realistas que demonstram o valor do framework.
Este modelo aprimora as decisões da indústria de energia, contribui para
aumentar a competitividade das fontes renováveis e reduz a necessidade de
subsídios para o investimento. Com isso, impulsiona a penetração das fontes
renováveis no mercado brasileiro de energia elétrica. / [en] This dissertation presents a dynamic framework for renewable energy portfolios,
based on real options, that maximize the risk-averse investment value.
Differently from similar models, several classes of uncertainty are taken into
account simultaneously and the project values are calculated by means of
a hybrid robust and stochastic optimization model. The investment framework
is suitable for any market that allows bilateral trading (as in the
Brazilian free contracting environment) and is designed for a generation
company or energy trading company, that intends to invest in a renewablesource
portfolio. Using this framework it is possible to define how much to
buy or build from each renewable source, how much to sell from the energy
portfolio, and the best moment to invest. Additionally, the premium for investing
simultaneously in several complementary renewable sources is also
determined. The section responsible for supporting the dynamic investment
timing decision uses the binomial lattice proposed by Bastian-Pinto et al
[9], to describe mean reverting processes. This framework improves industry
practices, contributes to increase renewables competitiveness and proposes
an arragement that reduces the need for subsidies. As a consequence, this
model contributes to foster the penetration of renewable sources in Brazilian
electricity market.

The objective of the International Financial Reporting Standards (IFRS) is to provide useful information to the users of financial statements to assist in making economic decisions. To be useful, information has to be relevant and reliable, but the reliability of information suffers when the guidelines for the reporting of specific issues are not clear and managerial discretion arises. Write-offs are one of those accounting issues that are regularly related to earnings management. By now it is seen as common knowledge that write-offs, especially those on goodwill, do not reflect declines in asset value; rather, they are used as a device to manipulate financial reports. However, there is a striking lack of grounded theoretical research that can confirm this assessment. The aim of this dissertation is to provide valuable analytical and empirical insights on fixed asset write-offs under IFRS. In a first step, the practical implementation of IAS 36 in Europe has to be analyzed, which is best done empirically. Based on the findings from these empirical surveys, the most substantial questions remaining are subject to an in-depth analytical discussion. Since IAS 36 entails different measurement issues that have their origins in finance theory, this dissertation also aims to introduce some basic techniques from theoretical finance to accounting research. [pt] O investimento em fontes renováveis, apesar do crescimento recente, ainda é
dificultado devido à volatilidade dos mercados de curto prazo. Contratos forward são
essenciais mesmo em mercados de balcão como o Ambiente de Contratação Livre (ACL)
Brasileiro. Contatos forward permitem a redução da incerteza sobre a receita, ajudam a
garantir a adequação do fornecimento graças à sinalização de preços para a expansão e
podem também ser obrigatórios para realização do project finance de novos
empreendimentos. Apesar da oferta de contratos, as fontes renováveis ainda possuem o
risco adicional em sua geração, o que pode, combinando-se altos preços spot em um
momento de baixa geração, ocasionar uma exposição ao risco de preço-quantidade.
Investimento em fontes renováveis pode ser incentivado através da aplicação de técnicas
de gestão de riscos como contratação forward, diversificação e definição do momento
ótimo de investimento. Através da negociação de contratos e aproveitando
complementariedades sazonais entre as fontes, é possível minimizar a exposição aos
riscos do mercado. O problema de investimento em centrais de energia renovável pode
ser visto como um modelo de otimização estocástica multiestágio com variáveis inteiras,
de difícil resolução. As principais soluções disponíveis na literatura simplificam o
problema ao reduzir a dimensionalidade da árvore de cenários, ou assumindo hipóteses
simplificadoras sobre os processos estocásticos. Nosso objetivo é apresentar um
framework para valoração de investimentos em energia renovável, considerando as
principais fontes de incerteza e alternativas para composição de uma carteira de
investimentos. A principal contribuição desse trabalho é uma metodologia para resolver,
utilizando técnicas de decomposição, o problema de investimento ótimo em centrais
renováveis complementares no mercado elétrico brasileiro. Este é um problema
estocástico multiestágio e não convexo. Nossas políticas de investimento são geradas
através de um algoritmo baseado em Programação Dinâmica Dual Estocástica (SDDP).
Restrições de integralidade são consideradas no passo forward, onde as políticas são
avaliadas, e relaxados no passo backward, onde as políticas são geradas, para garantir a
convexidade das funções de recurso. Os resultados numéricos mostram que não é possível
assumir independência entre estágios dos processos estocásticos de preços. A estrutura
Markoviana dos processos estocásticos é preservada usando uma discretização do espaço
de probabilidade, que é resolvida utilizando uma conhecida extensão do SDDP. A
avaliação da performance é feita utilizando os dados originais, validando nossa heurística.
Nosso framework requer um modelo para o preço forward de energia. Nós aplicamos o
modelo Schwartz-Smith usando dados do mercado spot e de balcão para construir a curva
forward do mercado brasileiro. O framework contempla as particularidades do ACL no

concorrentes utilizando conceitos modernos de gestão de riscos. / [en] Despite recent trend for investment in renewable energy, high volatility in shortterm
markets still may hinder some opportunities. Forwarding contracting is essential
even in Over The Counter (OTC) markets such as the Brazilian Free Trading
Environment. Forward contracts allow reducing revenue uncertainty, help ensure supply
adequacy by signaling generation expansion and may also be required for project
financing in new ventures. Still, renewable sources face the additional risk of uncertain
generation, which, in low periods, combined with high spot prices, pose the hazardous
price-quantity risk. Renewable investment may be fostered by applying risk management
techniques such as forward contracting, diversification and optimal investment timing. By
trading contracts and exploiting the seasonal complementarity of the renewable sources, it
is possible to reduce risk exposure. The problem of investment in renewable energy
plants may be seen as a multistage stochastic optimization model with integer variables,
which is very hard to solve. The main approaches in the current literature simplify the
problem by reducing the dimensionality of the scenario tree or by assuming simplifying
hypothesis on the stochastic processes. Our objective is to introduce a renewable
investment valuation framework, considering the main uncertainty sources and portfolio
investment alternatives. The main contribution of this work is a method to solve, by
applying decomposition techniques, the problem of optimal investment in seasonal
complementary renewable plants in the Brazilian energy market. This is a multistage
stochastic and non-convex problem. Our investment policies are devised using an
algorithm based on Stochastic Dual Dynamic Programming (SDDP). Integrality
constraints are considered in the forward step, where policies are evaluated, and relaxed
in the backward step, where policies are built, to ensure convexity of the recourse
functions. Numerical results show that it
is not possible to assume stagewise independence of the price processes. We maintain the
Markovian property of the stochastic processes by a discretization of the probability
space, solvable by a known extension to the SDDP method. Performance evaluation is
carried out using the original data, validating our heuristic. A forward energy price model
is required in our framework. We apply the Schwartz-Smith model with spot and OTC
data of the Brazilian market to build such a forward price curve. The framework is able to
represent the characteristics of the Brazilian FTE and may be applied to similar markets.
We incorporate risk aversion with coherent measures of risk and evaluate alternative
strategies based on modern risk management concepts.

[pt] Nos últimos anos, a energia fotovoltaica ganhou um espaço muito grande no cenário internacional e se tornou a terceira maior fonte mundial de geração de energia renovável, ficando atrás somente da energia hidroelétrica e da energia eólica. No Brasil, apesar de todas as características naturais favoráveis, tanto do ponto de vista de disponibilidade solar como de possibilidades de produção de silício com alto grau de pureza, a energia fotovoltaica tem uma participação incipiente na matriz energética. A Agência Nacional de Energia Elétrica (ANEEL), através da publicação da Resolução n. 482, procurou estabelecer as condições gerais e reduzir as barreiras regulatórias existentes visando a expansão desse tipo de geração através da introdução do sistema de compensação de energia elétrica (net metering). O presente estudo buscou analisar o melhor momento para investir num projeto de implantação de um sistema de geração fotovoltaica conectado à rede (SFCR) sob a ótica do investidor, aplicando a Teoria de Opções Reais (TOR). As análises foram baseadas no fluxo de caixa estimado durante toda a vida útil do sistema gerador e o valor do projeto foi calculado considerando que o investidor poderia implantá-lo imediatamente ou ter a opção de espera por um momento mais apropriado. Os métodos tradicionais de avaliação de investimento como o Valor Presente Líquido (VPL), Taxa Interna de Retorno (TIR) e payback foram utilizados nessas análises, bem como a Teoria de Opções Reais. A partir das análises, foi possível concluir que, dada as condições específicas do projeto proposto, a melhor opção seria a realização imediata do projeto do SFCR. / [en] In recent years, photovoltaics gained a very large space in the international arena and have become the world s third largest source of renewable energy, second only to hydropower and wind energy. In Brazil, despite all the favorable natural features in terms of solar availability and production of high quality silicon s possibilities, photovoltaics has an incipient participation in the energy matrix. The Agency National of Electric Energy (ANEEL), through the Resolution 482, sought to establish the general conditions and reduce existing regulatory barriers aimed at the expansion of this type of generation through the introduction of electric power compensation system (net metering). This study investigates the best time to invest in a project to establish a grid-connected photovoltaic system, from the perspective of the investor, applying the Theory of Real Options (TOR). The analysis was based on estimated cash flow throughout the life of the generating system and the project value was calculated considering that the investor could deploy it immediately or have the option of waiting for a more appropriate time. Traditional methods of investment appraisal as the Net Present Value (NPV), Internal Rate of Return (IRR) and payback were used and real option theory (TOR) as well. From the analysis done in this study, it was concluded that, given the specific conditions of the proposed project, the best option would be held immediately the grid-connected photovoltaic system.

[pt] O presente trabalho tem como objetivo final a verificação da aplicabilidade da Teoria das Opções Reais (TOR) em investimentos de papel e celulose, considerando o Movimento de Reversão à Média (MRM) nos fatores de risco, dado um modelo de gerenciamento de curto prazo, no âmbito de um estudo de caso da Fibria Celulose S.A. para o setor de papel e celulose no Brasil. Nesta dissertação, testa-se a aderência da série histórica de preços da celulose de fibra curta da Fibria, no período entre 2003 e 2013, a um modelo estocástico de reversão à média, sendo este modelo validado para o presente estudo. Uma vez o modelo validado, determinam-se os parâmetros para realização de cálculos e análises fundamentais para se chegar aos objetivos intermediários, etapa preliminar aos resultados do objetivo final. Dentre os cálculos e análises citados, ressaltam-se: determinação dos VPLs dinâmicos e os valores das Opções Reais europeias sequenciais para a Simulação de Monte Carlo com Processo Neutro ao Risco; construção e análise da Árvore Binomial com Processo Neutro ao Risco; construção e análise das Regiões de Gatilho para preços e lucros marginais em um

Assim, com tais análises, confirma-se, nesta dissertação, a aplicabilidade da Teoria das Opções Reais na Análise de Investimento no setor celulósico-papeleiro. / [en] The present work has the ultimate purpose of verifying the applicability of the Real Options Theory in the pulp and paper investment, considering the Mean Reversion Movement in the risk factors, given a short-term management model, within a study of Fibria Celulose S.A. for the pulp and paper industry in Brazil. This dissertation tests the adherence of Fibria s short fiber pulp historical price series, between 2003 and 2013 to a stochastic mean reversion model, being this model validated in the present study. Once the model is validated, the parameters for calculations and fundamental analyzes are determined to reach intermediate
goals, preliminary step to the results of the final goal. Among the cited calculations and analyzes, it is emphasized: determination of dynamic NPVs and values of the sequential European Real Options for the Monte Carlo Simulation with Risk Neutral Process; construction and analysis of the Binomial Tree with Risk Neutral Process; construction and analysis of the Trigger Regions for prices and marginal profits in a Real Case; Comparison between Trigger Regions and those determined by the Binomial Trees. So with such analyzes, it is confirmed, in this work, the applicability of the Real Option Theory on Investment Analysis in
pulp and paper industry.
